Whitehaven is 255 social and cost-rental Passivhaus homes in Santry for Cairn Homes, with one addition that changes the contract between developer and resident: the buildings are measured after handover. Not a sample survey, a full post-occupancy evaluation, designed in from the start.
The monitoring: 1,100 sensors, every home accounted for
Temperature, CO₂, humidity and energy, streamed live across the scheme and readable from portfolio level down to a single room. When a ventilation rate drifts or a home runs warm, the data says so while it is still a maintenance task rather than a complaint, a void, or a mould case.
What the data is for: the next scheme
The measured results close the loop between design intent and occupied reality, and they feed straight back into the details of the next development. This is the working model of the practice: design, certify, measure, learn. We know what works because we watch it working.
